How do you clean a seasonal home in Palm Beach?
A seasonal home in Palm Beach County needs three cleans: a closing clean when you leave, so nothing can grow or spoil; optional monthly visits while you're away, so dust and humidity don't settle for months; and an opening clean one or two days before you arrive. An opening deep clean costs $278 for a 2-bedroom home and monthly visits start at $109, with supplies included.
Why a seasonal home in Palm Beach needs a cleaning plan
A house that sits empty in South Florida doesn't just collect dust. The months most seasonal residents are away, roughly May through October, are also the hottest, most humid months of the year, and they overlap with hurricane season, which runs from June 1 to November 30.
A closed-up home in that climate has a few predictable problems:
- Humidity and mildew. Bathrooms, closets, cabinets under sinks and anything left damp are where mildew starts, especially if the air conditioning is set too high or switched off.
- Stale air and odors. Drains dry out, trash left behind spoils, and a sealed house smells musty within weeks.
- Dust that settles for months. Even an empty house gathers a fine layer of dust on floors, fans, shelves and window tracks.
- Salt film near the coast. Glass, railings and fixtures facing the water dull over a long season.
- Pests. Crumbs, open food and standing water attract insects to a house nobody is watching.
None of this is hard to prevent. It just needs to be done in the right order: a proper clean on the way out, a check-in while you're gone, and a reset before you come back.
The three visits: closing, while you're away, and opening
| Visit | When | What it does |
|---|---|---|
| Closing clean | The day you leave, or the day after | Leaves nothing behind that can spoil, grow or attract pests |
| While you're away | Monthly, or before and after a storm | Keeps dust and humidity from building up for months |
| Opening clean | One or two days before you arrive | Resets the house so it feels lived-in, not shut-up |
If you only book one, make it the opening clean. If you are away for more than two or three months, the monthly visits make the opening clean shorter and cheaper, because the house never gets far behind.
Closing checklist: before you leave for the season
Some of these tasks are for the cleaner, some are for you, and some belong with your home watch or HVAC company. Splitting them up front means nothing gets missed.
| Task | Who |
|---|---|
| Empty, clean and dry the refrigerator and freezer; leave the doors propped open if unplugged | You empty it, we clean it |
| Clean the kitchen: counters, sink, stovetop, microwave, cabinet fronts | Cleaner |
| Scrub and dry bathrooms, including shower walls and grout | Cleaner |
| Remove all trash and recycling from the house | Cleaner |
| Wash and fully dry all linens and towels; store them dry | You, or add laundry to the clean |
| Vacuum and mop every floor, and vacuum under beds and sofas | Cleaner |
| Dust ceiling fans, shelves, vents and window sills | Cleaner |
| Remove or seal all open food and pantry items | You |
| Leave interior doors, closets and cabinet doors slightly open for airflow | You or the cleaner on the way out |
| Set the air conditioning and humidity control for an empty house | You, with your HVAC company |
| Arrange storm checks and inspections while you're away | Your home watch company |
A closing clean is usually a standard clean with a few extras. If the kitchen and bathrooms need more than a routine clean, book a deep clean instead.
While you're away: monthly visits, and what cleaning doesn't cover
For absences of three months or more, a monthly visit keeps the house from sliding backwards. Each visit is a light pass: dust, floors, a bathroom and kitchen refresh, and running water through the drains so they don't dry out and smell.
Cleaning is not home watch
We want to be clear about the line here. We clean. We don't inspect roofs, test the AC, check for leaks or manage repairs. That's the job of a home watch company, and many seasonal residents use both. If you already have a home watch provider, tell us who it is and we can coordinate access so the house has one routine instead of two.
If a cleaner spots something obviously wrong during a visit, such as standing water or a door left open, we will tell you right away. That's a courtesy, not an inspection.
Opening checklist: before you arrive
Book the opening clean for one or two days before you land. Any earlier and the house starts collecting dust again; any later and you arrive to the musty smell.
- Dust every surface from the top down: fans, vents, shelves, blinds and window tracks.
- Clean the kitchen: wipe cabinets and appliance exteriors, clean the refrigerator interior before you restock it.
- Scrub bathrooms, run every tap and flush every toilet to refresh the drains.
- Vacuum and mop all floors, including under furniture.
- Clean glass doors and mirrors, and wipe salt film from coastal-facing glass and fixtures.
- Make the beds with fresh linens if you leave them out for us.
- Take out any trash and leave the house aired and ready.
After a long closed season, an opening clean is usually a deep clean. If we've been visiting monthly, a standard clean is often enough.
Preventing mildew in a closed-up Florida home
Mildew is the most common problem seasonal owners come back to. It needs moisture, warmth and still air, and a closed Florida house supplies all three. A few habits make a real difference:
- Don't switch the AC off. Most Florida homeowners leave it running at a moderate setting while away. Ask your HVAC company for the right temperature and humidity setting for your system.
- Leave everything dry. No damp towels, bath mats, sponges or mops. Store linens only once they are fully dry.
- Let air move. Leave interior doors, closet doors and cabinet doors slightly open.
- Clean before you close. Soap scum and food residue feed mildew; a clean bathroom and kitchen give it far less to work with.
- Check the problem spots when you return. Shower grout, under sinks, closets and the refrigerator seal are where it shows up first.

Hurricane season while you're up north
Hurricane season runs from June 1 to November 30, which is most of the time a seasonal home sits empty. Cleaning isn't storm preparation, but it fits around it:
- Before you leave, clear outdoor furniture and loose items or arrange for someone to do it before a storm, and bring potted plants inside.
- Your home watch company or property manager should handle storm checks, shutters and any damage.
- If there is water damage or mold after a storm, call a restoration company first. That is specialist work, outside what a cleaning company should take on.
- Once repairs are done, a deep clean removes the dust and debris that repair work leaves behind.

Booking a season, and how access works
- Book early. October through December is the busiest time for openings. Request your dates a few weeks ahead.
- Set up access once. A lockbox, smart lock, or key held by your home watch company or building manager works for the whole season.
- Send building rules up front. Condos and gated communities often need a vendor form, a certificate of insurance or a gate-list entry.
- Tell us what matters. Delicate finishes, rooms to skip, where fresh linens are kept.
We respond within 2 hours during business hours. We clean seasonal homes across Palm Beach County, including Boca Raton, West Palm Beach, Palm Beach Gardens, Jupiter and Delray Beach. If you would rather have the same cleaner every visit through the season, see our recurring plans.
