How to Keep a Florida Home Clean in Humidity and Salt Air

Humidity, salt air and fine dust make Palm Beach County homes dirty in different ways. Here is what to clean, how often, and which habits prevent mold and film.

Florida homes get dirty differently from homes up north. Warm, damp air and coastal breezes leave films, spots and mildew that ordinary weekly dusting won't touch. This guide covers what is happening in your home and what to do about it.

Why do Florida homes need different cleaning?

Three local conditions drive most of the mess. Humidity lets mildew grow on grout, shower curtains and window tracks. Salt air leaves a sticky, invisible film on glass, stainless steel and outdoor furniture. Fine dust and pollen settle quickly and stick to that film instead of wiping away. Together they mean surfaces need to be cleaned, not just dusted.

What indoor humidity level should I aim for?

The U.S. Environmental Protection Agency advises keeping indoor humidity between 30 and 50 percent, and below 60 percent at all times, to limit mold and dust mites. In coastal Florida that usually means running air conditioning consistently and using a dehumidifier in closets, laundry rooms and any room that stays closed. A cheap hygrometer from a hardware store tells you where you stand.

Where does mildew show up first?

Check these spots every week:

  • Shower corners, grout lines and the bottom edge of glass doors
  • Window tracks and sills, especially on the shady side of the house
  • The rubber seal on the washing machine door
  • Under sink cabinets and around the refrigerator drip tray
  • Closet walls and shoe racks

Wipe damp areas dry, and use a cleaner labeled for mildew on grout and tile. Scrub the surface instead of only spraying it.

How do I remove salt film from glass and stainless steel?

Salt film smears if you wipe it dry. Instead, dampen a microfiber cloth with a little warm water and a drop of dish soap, wipe in one direction, then buff dry with a second clean cloth. On stainless steel, wipe with the grain. Doing this every two weeks stops the film from bonding to the surface, which is what makes it hard to remove later.

How often should a Palm Beach County home be cleaned?

| Area | Suggested frequency | | --- | --- | | Bathrooms and kitchen surfaces | Weekly | | Floors and high-traffic entryways | Weekly | | Window tracks and sills | Monthly | | Interior windows and glass | Every two to four weeks near the coast | | Air conditioning vents and return grilles | Every three months | | Behind and under appliances | Every three to six months |

Homes within a couple of miles of the ocean, or with pets, kids or open windows, should lean toward the shorter end of each range.

What if I leave my home empty for part of the year?

Seasonal residents face the biggest risk, because a closed, humid house grows mildew quickly. Before you leave, run a full deep clean, empty and prop open the refrigerator, and set the air conditioner to hold a steady temperature. Ask someone to check the home regularly, and schedule a refresh clean for the day before you return. A deep cleaning before you leave and again before you return is the simplest way to do this.

When should I call a professional?

A regular schedule is the easiest defense against mildew and salt film, and recurring cleaning plans cost less per visit. For a full picture of prices and what is included, read our Palm Beach cleaning service guide.

If mildew keeps returning, your grout has darkened, or salt film has built up over months, a professional deep clean resets the home so weekly upkeep is easy. From there, a recurring cleaning plan keeps humidity damage from building up. You can see exact prices in our pricing calculator or book a clean in about a minute.
