How much does move-out cleaning cost in West Palm Beach?

Move-out cleaning in West Palm Beach typically costs $200 to $520 based on published local prices. Our move-out clean costs $174 for a studio, $268 for a 2-bedroom and $406 for 4+ bedrooms, including the inside of the oven, fridge, dishwasher and every cabinet. In Florida, a landlord has 15 days to return a deposit, or 30 days to send notice of any deduction by certified mail.

What move-out cleaning costs in West Palm Beach

Move-out cleaning costs more than a regular house cleaning because it covers places a routine clean never reaches: inside every cabinet and drawer, inside the oven, fridge and dishwasher, closets, and scuff marks on walls. Published local prices run from about $200 for a small apartment to $520 or more for a larger home.

We publish our prices. Supplies, equipment and insurance are included, and the inside of the appliances is part of the clean, not an add-on:

Move-out cleaning prices in West Palm Beach by home size
Home sizeMove-out clean
Studio$174
1 bedroom$218
2 bedrooms$268
3 bedrooms$334
4+ bedrooms$406

Very large homes, or homes left in heavy condition, are confirmed after we hear about them, so the price never changes on the day. Compare every service on our pricing page.

Cost and time by home size

A move-out clean takes a professional 4 to 7 hours for a typical home. Here is how size maps to price, with the square footage each tier usually covers.

Move-out cleaning price and typical size
Home sizeTypical sizePrice
StudioUp to 700 sq ft$174
1 bedroom700 to 1,000 sq ft$218
2 bedrooms1,000 to 1,500 sq ft$268
3 bedrooms1,500 to 2,200 sq ft$334
4+ bedrooms2,200 to 3,500 sq ft$406

For comparison, a standard clean of the same home takes about 2.5 to 3 cleaner-hours for 2 bedrooms. The extra time on a move-out goes into appliances, cabinets, closets and walls.

What a move-out clean includes

  • Inside all cabinets and drawers wiped out
  • Inside oven, fridge and dishwasher cleaned
  • Walls spot-cleaned and scuff marks removed
  • Baseboards, doors and closets wiped down
  • Bathrooms scrubbed and disinfected
  • Floors vacuumed and mopped after everything else is done
  • Windows, tracks and sills cleaned inside
  • Light fixtures and switches wiped

Not included

  • Carpet steam cleaning
  • Junk removal
  • Exterior windows

Carpet steam cleaning is the one to check. Some leases require professionally cleaned carpets with a receipt, and that is a separate service.

Florida security deposit rules, in plain English

Florida's rules for returning security deposits are in Florida Statutes section 83.49. The timeline is short and specific:

Florida security deposit return timeline
StepDeadline
Landlord returns the deposit when not making a claimWithin 15 days after you move out
Landlord sends notice of intent to deduct, by certified mail, with the reasonWithin 30 days after you move out
You object in writing to the deductionWithin 15 days of receiving the notice
  • Give your forwarding address in writing. The landlord sends notices to your last known mailing address.
  • Photograph everything when you leave. Dated photos of every room, the inside of appliances and cabinets are your best evidence.
  • Keep your cleaning receipt. It shows the unit was professionally cleaned on a specific date.
  • Read your lease. It may set specific cleaning or carpet requirements.

This is general information, not legal advice. For a dispute, read the statute or talk to a Florida attorney or your local legal aid office.

What landlords check first

Cleaning is one of the most common reasons for deductions, and landlords look in the same places every time:

  • The oven and refrigerator. Grease inside the oven and spills in the fridge are the easiest deductions to justify.
  • Bathrooms. Soap scum, grout, toilet bases and mirror spots.
  • Inside cabinets and drawers. Crumbs, sticky shelves and forgotten items.
  • Walls and baseboards. Scuffs, fingerprints and dust lines where furniture stood.
  • Window tracks and light fixtures. Florida humidity fills tracks with grime, and fixtures collect insects.
  • Floors. Especially under where appliances and furniture were.

Our move-out cleaning checklist goes room by room if you want to check the work or do some of it yourself.

When to book your move-out clean

  • After the movers. The home needs to be empty, including cabinets, closets and the fridge.
  • Before the walk-through. Book the clean for the day before, or the morning of, your landlord's inspection.
  • Keep utilities on. Cleaners need water and electricity; don't shut them off until after the clean.
  • Book early at month-end. The last and first days of the month are the busiest for move-outs.

Professional move-out clean or do it yourself?

Doing it yourself costs supplies and a full day, usually right when you are also moving. A professional clean costs $268 for a 2-bedroom and takes that day off your plate.

The math is simple: if your deposit is well above the cleaning price and you have little time, a professional clean usually pays for itself. If the unit is small, already clean and you have a free day, doing it yourself with a good checklist can work.

Ways to spend less on a move-out clean

  • Empty the home completely before the cleaners arrive, so every hour goes to cleaning.
  • Clean out the fridge and freezer yourself before moving day.
  • Take out all trash and recycling, including from closets and the garage.
  • Use the WELCOME10 code for 10 percent off your first clean.

For landlords and property managers

The same move-out clean gets a unit ready for the next tenant. Book it right after the outgoing walk-through, so your inspection photos show the unit as the tenant left it and the clean resets it for the next move-in. A clean unit also photographs better for the next listing. Selling instead of renting? See our pre-listing cleaning guide.
