Why older Lake Worth Beach homes need a different approach
Lake Worth Beach has one of the county's largest collections of older homes: early bungalows in Old Town and College Park, and mid-century houses across the rest of the city. They have character a newer house doesn't, and surfaces a generic cleaning routine can damage.
- Original floors. Terrazzo, old wood and patterned tile react badly to the wrong cleaner or too much water.
- Jalousie and older windows. Louvered slats and their tracks collect dust and grime that a quick wipe misses.
- Deep sills and detailed trim. More ledges mean more dust, and they take more time to do properly.
- Plaster walls and older paint. Spot-cleaning has to be gentle, or it leaves a shiny patch or lifts paint.
- Older grout and tile. Scrubbed with care, not with harsh acids or wire brushes.
The fix isn't complicated: the right product for each surface, less water where water does harm, and enough time for the details. That's why we ask about your floors and finishes when you book.
Surface-by-surface cleaning guide for older homes
This is how we treat the surfaces common in older Florida homes. It's also a useful guide for cleaning between visits.
| Surface | How we clean it | What to avoid |
|---|---|---|
| Terrazzo floors | Dust mop, then a damp mop with pH-neutral cleaner | Vinegar, lemon or other acids, which etch and dull it; heavy bleach |
| Original hardwood | Dry dust, then a barely damp mop with a wood-safe cleaner | Steam mops and standing water |
| Patterned cement or encaustic tile | pH-neutral cleaner, soft brush on grout lines | Acidic and abrasive cleaners |
| Glazed ceramic tile | Standard tile cleaner, grout brushed | Wire brushes that scratch glaze |
| Jalousie (louvered) windows | Slat by slat, then the tracks and cranks | Forcing old cranks or slats |
| Plaster walls | Gentle spot-cleaning with a soft cloth | Scrubbing, which leaves shiny or bare patches |
| Wood trim and deep sills | Dusted and wiped, sills cleaned out | Soaking older wood |
If you have a surface we haven't listed, or a care instruction from a restorer, tell us and we'll follow it on every visit.
Cleaning across Lake Worth Beach
Old Town and College Park
The historic core, with early bungalows, original floors and plenty of windows. These homes do well on a bi-weekly plan, with a deep clean once or twice a year for sills, tracks and grout.
Bryant Park and South Palm Park
Close to the Intracoastal, where salt air leaves a film on glass and fixtures. Coastal-facing glass gets extra attention on every visit.
Lake Osborne Estates and west of Dixie Highway
Mid-century and newer single-family homes, often with terrazzo or tile. Standard recurring cleaning keeps them in shape; tell us about terrazzo so we use the right cleaner.
Lake Worth Beach was simply Lake Worth until 2019, and we serve the whole city under either name.
ZIP codes we serve: 33460, 33461, 33462, 33463, 33467. See the full Lake Worth Beach service area, or nearby Greenacres, West Palm Beach and Lantana.
Renters, duplexes and move-out cleaning
Lake Worth Beach has plenty of rentals, from apartments to small duplexes and cottages. A move-out clean covers what landlords check first: the oven, fridge, cabinets, bathrooms and floors.
| Home size | Move-in / move-out clean |
|---|---|
| Studio | $174 |
| 1 bedroom | $218 |
| 2 bedrooms | $268 |
| 3 bedrooms | $334 |
Florida landlords have 15 days to return a deposit, or 30 days to send notice of a deduction. Our move-out cleaning cost guide explains the rules.
How home size affects price and time
We price by bedroom count. Older homes with many windows or lots of trim may need a little more time, and we confirm before the first visit so the price never changes on the day.
| Home size | Typical size | Estimated time |
|---|---|---|
| Studio | Up to 700 sq ft | 1.5 to 2 cleaner-hours |
| 1 bedroom | 700 to 1,000 sq ft | 2 to 2.5 cleaner-hours |
| 2 bedrooms | 1,000 to 1,500 sq ft | 2.5 to 3 cleaner-hours |
| 3 bedrooms | 1,500 to 2,200 sq ft | 3.5 to 4 cleaner-hours |
| 4+ bedrooms | 2,200 to 3,500 sq ft | 4.5 to 5.5 cleaner-hours |
Homes of 3,500+ sq ft or 5+ bedrooms get a custom quote after a quick walk-through, so the price fits the house rather than a guess. Times are estimates for a standard clean and vary with condition.
What is included in a standard clean
- Kitchen counters, sink and stovetop degreased; cabinet fronts and appliance exteriors wiped
- Bathrooms scrubbed and disinfected; mirrors and fixtures polished
- Surfaces, shelves, window sills and baseboards dusted
- Beds made; floors cleaned with the right product for each surface
- Trash emptied and liners replaced
The full checklist is on our standard cleaning page. For sills, tracks and grout, see deep cleaning.
How to choose a cleaner for an older home
- Ask what they use on your floors. If the answer for terrazzo is vinegar, keep looking.
- Flat price or hourly? Ask for the total for your home and whether supplies are included.
- Insured and background-checked? Ask for a certificate of insurance.
- Same cleaner each visit? They learn your home's quirks and finishes.
- What if something is missed? We fix anything reported within 24 hours at no charge.
